"Off-Plan": In Greece or Cyprus, investors could purchase
a property "Off-Plan" at a discounted price, usually 10%
off the market value. They could secure that property for a fraction
of the purchase price, usually a 20-30% down payment, and take on
a morgage for the remainder.
Sell or Let: Having made such a good investment, the 'smart' investors can then sell before completion attaining some impressive
capital returns! Alternatively, they could let the property, realising a very
healthy steady income.

1. Buy-to-Sell Block: You purchase "Off-Plan" a Block of 8 luxurious 2 bedroom apartments at the discounted price of €1.23M (Market Value €1.37M). You put a first down payment of €410.4K, then an intermediate payment of €273.6K, and the remaining €547.2K is due on completion, 18 months from the start of the project. When the project is close to completion you sell the lot for €1.64M, and make €410.4K, or 60% return on your €684K investment, in 1.5 years (40% per year) !!
